The estate, in zones

Sotogrande Costa, the original lowland section, gathers the largest plots and the most established villas, often on streets named after Iberian rivers. Sotogrande Alto rises into the hills around Valderrama and offers cooler air and longer views. La Reserva, the newest expansion, holds the resort's contemporary villas and the private beach club. The marina district adds a Mediterranean port-town texture without the bustle of Banús.

A different rhythm

Prices here move slower than Marbella's but on a similar curve. Villas range from €2M for renovation projects to €25M+ for La Reserva's contemporary builds. Land is still available in meaningful quantities, with plots between €600,000 and €4M. The community is largely Spanish, British and Northern European, with families returning across generations.

Schools, healthcare and golf

Sotogrande International School, founded in 1978, anchors the resort and draws families from across the wider area. The closest hospitals are Quirónsalud Campo de Gibraltar in Palmones and the private Hospiten Estepona, both around twenty minutes away. Golf is, of course, the daily backdrop: Valderrama, Real Club de Golf Sotogrande, La Reserva, Almenara, Finca Cortesín and San Roque Club all sit inside or just outside the estate.

What makes Sotogrande different from Marbella?

Sotogrande is Spain's original private residential resort, founded in 1962 on twenty kilometres of low-density coast around Valderrama.
