The place
Tucked into the foothills of the Sierra de Ronda just behind Marbella, Benahavís is a small white village of barely 8,000 residents that punches far above its weight. Its municipal boundary runs from the Guadalmina coast up to nearly 1,500 metres of mountain, encompassing twelve golf courses, the gated estate of La Zagaleta, the resorts of Los Arqueros and El Madroñal, and a village centre celebrated for restaurants since the 1970s.

The pueblo itself is a maze of stepped lanes, geranium-draped balconies and over thirty restaurants, a density that earned it the nickname 'the dining-room of the Costa del Sol' decades ago. Sunday lunches still run long, often spilling onto the Plaza de España. From above, the Charco de las Mozas pools in the Guadalmina river draw locals on hot afternoons.
02
Beyond the village, Benahavís has become the address for buyers prioritising privacy, security and views over beachfront access. Villas in El Madroñal range from €4M to €15M, Los Arqueros apartments start around €450,000, and the most rarefied trophy properties sit inside La Zagaleta. Average prices have risen roughly 12% year on year, with new contemporary builds setting the pace.
03
Schools cluster in nearby San Pedro and Nueva Andalucía, with the British International School of Marbella, Atalaya Colegio and Aloha College all within twenty minutes. Healthcare is handled by Quirónsalud Marbella and HC Marbella International Hospital, both a short drive down the coast. As for golf, the municipality alone holds twelve courses including Los Arqueros, La Quinta, El Higueral, Marbella Club Golf Resort and the two private courses inside La Zagaleta.

Yes. Sheltered by the Sierra de Ronda and just 15 minutes from the Marbella coast, Benahavís enjoys mild winters and over 320 days of sun a year. The village stays fully open through winter, with restaurants, supermarkets and golf courses running all year, and a settled international community living here permanently.
Los Arqueros and La Quinta are the most popular family enclaves, with easier access to the coast, international schools in San Pedro and Nueva Andalucía, and a mix of apartments, townhouses and villas. El Madroñal and La Zagaleta suit families prioritising privacy, larger plots and gated security.
Apartments in Los Arqueros start around €450,000, townhouses run €700,000–€1.5M, and villas in El Madroñal typically sit between €4M and €15M. The most exclusive properties inside La Zagaleta regularly exceed €20M. Average prices have risen roughly 12% year on year, driven by limited supply and strong demand for privacy.
The Guadalmina and San Pedro beaches are around 10–15 minutes by car from most parts of the municipality. Marbella centre is roughly 15 minutes and Puerto Banús around 12 minutes, both via the well-connected A-7 and AP-7 coastal roads.
Yes, a car is essential. The municipality stretches from the coast up into the mountains, with most homes on hillside roads and the village itself a short drive from the main residential urbanisations. Public transport is limited, though taxis and ride-hailing are readily available.
