  • The eastern side is the postcard, manicured villas and apartment blocks wrapped around the championship fairways, with the Golden Mile a few minutes east. The western side, around Aldea Blanca, La Campana and La Cerquilla, runs quieter, leafier, and slightly higher, with the same La Concha view but a fraction of the traffic. Most buyers end up choosing the valley before they choose the house.
  • Apartments start around €450,000 and luxury penthouses comfortably pass €1.5M. Villas typically run €3M to €14M, with the average asking price now over €5,000 per square metre, up roughly 10% year on year, driven by limited supply and steady international demand.
