Introduction
When buyers narrow their search to Marbella, two areas come up more often than almost anywhere else: the Golden Mile and Nueva Andalucía. Both are internationally established, in demand for decades, and sought after by buyers of second homes, permanent residences and investment properties alike.
Yet they differ fundamentally in character, price range, property mix and lifestyle. This article does not tell you which area is better. It helps you decide which one suits you, based on what you are actually looking for, and backs that up with current market figures.

01
The areas
Golden Mile
The Golden Mile runs along the coast between Marbella centre and Puerto Banús, and has been one of the most prestigious residential addresses on the Costa del Sol for decades. The area stretches from the beach up into the hills behind it and includes beachfront apartments and penthouses, luxury gated communities and some of Marbella's most iconic private villas. What defines the Golden Mile is the combination of prestige, location and discretion. It is not a busy commercial district but a residential one, with a strong sense of exclusivity.
Nueva Andalucía
Nueva Andalucía lies just inland from Puerto Banús, surrounded by the golf courses that earned it the nickname "Golf Valley." It is one of the largest and most varied residential areas in Marbella, with a wide range of property types and an international community. Good restaurants, daily amenities, excellent schools nearby and easy access to both Puerto Banús and Marbella centre make it one of the first choices for anyone looking to live here year-round.
02
Character & lifestyle
Golden Mile: prestige and proximity to the sea
The character of the Golden Mile is difficult to match elsewhere: quiet, established and refined. Most of its residential communities date from the 1960s onward, giving the area a sense of maturity that newer developments cannot offer. Life here revolves around the beach, fine dining and privacy, with beach clubs such as Puente Romano and Nobu Beach a short distance away, while the area itself stays calm.
Nueva Andalucía: community, golf and everyday life
Nueva Andalucía has a different energy: more active, more varied and, for many, more practical for full-time living. Well-known golf courses such as Aloha, Las Brisas and Los Naranjos run through the valley and shape its character. Alongside them sit supermarkets, international restaurants, sports facilities and services that make daily life easy, which has long attracted families, remote workers and retirees.
03
Property types & availability
On the Golden Mile, the market is dominated by luxury apartments, penthouses, beachfront homes and high-end villas. Entry prices are higher than in most other parts of Marbella. New build is limited, and new projects such as branded residences position themselves at the very top of the market. The majority of available stock is resale.
Nueva Andalucía offers a far broader palette: from studios and ground-floor apartments in well-maintained urbanisations through to townhouses, semi-detached and detached villas, and building plots. That variety makes the area flexible across budgets. Entering at a lower price point is possible, as is finding top villas at the high end. New build appears occasionally and draws strong interest when it does.

Price positioning
Source: Idealista, May 2026 (average asking prices).
Golden Mile: average €6,842/m²
The Golden Mile remains one of the most expensive residential areas on the Costa del Sol (+6.5% year on year). The premium sits mainly in the frontline zones: around Puente Romano and Marbella Club it reaches €7,553/m², and in Sierra Blanca €7,242/m². Further inland, in a sub-zone such as Nagüeles (€5,138/m²), prices are lower.
| Golden Mile sub-zone | Asking €/m² | Year on year |
|---|---|---|
| Lomas de Marbella Club / Puente Romano | €7,553 | +14.2% |
| Sierra Blanca | €7,242 | +10.6% |
| La Carolina / Guadalpín | €6,387 | -5.0% |
| Nagüeles | €5,138 | -2.0% |
Nueva Andalucía: average €6,023/m², with the broadest spread
At +8.0% year on year, the average sits just below the Golden Mile, but the area stands out above all for its range. At the upper end, Puerto Banús (€6,851/m²) and the frontline-golf zones Las Brisas (€6,818/m²) and Los Naranjos (€6,717/m²) compete directly with the Golden Mile. At the more accessible end, Rodeo Alto / Guadaiza / La Campana offers entry prices from €4,028/m², a level that does not exist on the Golden Mile.
| Nueva Andalucía sub-zone | Asking €/m² | Year on year |
|---|---|---|
| Puerto Banús | €6,851 | +8.5% |
| Las Brisas | €6,818 | +12.8% |
| Los Naranjos | €6,717 | +6.5% |
| Aloha | €6,287 | +13.0% |
| Nueva Andalucía (core) | €5,626 | +6.6% |
| Rodeo Alto / Guadaiza / La Campana | €4,028 | +16.6% |
The core point: buyers focused purely on the top segment will find comparable peak prices in both areas, around €6,800 to €7,550/m². The real difference is flexibility. Nueva Andalucía serves a much wider budget spectrum, while the Golden Mile is more consistently high-priced. Exact prices depend heavily on condition, views, orientation, community and plot size.
05
Investment perspective
Rental data: Idealista, May 2026 (average asking rents).
Both areas show consistent long-term demand, and neither is a speculative choice. The Golden Mile benefits from scarcity: limited land, little new supply and rare near-beach locations, which supports value over the long term. Nueva Andalucía benefits from depth of demand across price brackets, which can make resale more straightforward for certain property types.
The rental markets sit close together. The Golden Mile averages €21.2/m²/month (+2.4% year on year), with peaks in Sierra Blanca (€23.0/m²) and Puente Romano (€22.2/m²). Nueva Andalucía averages €20.2/m²/month (+0.6% year on year), led by Puerto Banús (€22.2/m²) and Aloha (€21.2/m²). One point worth noting: because asking prices in Nueva Andalucía are lower on average while rents are comparable, gross rental yield can be more favourable in parts of Nueva Andalucía, particularly in the more accessible zones.
Rental potential always depends on local rules, tourist rental registration requirements, community statutes and the specific property. Always verify rental possibilities with a qualified lawyer before purchase rather than assuming income.
06
Who is each area for?
The Golden Mile suits you if you want a prestigious beachside address in one of Marbella's most established locations, you value privacy and discretion above all, you are buying in the higher segment with an eye on value retention, and you want access to fine dining and Puerto Banús without living in the middle of the activity.
Nueva Andalucía suits you if you want a well-connected residential area for full-time or family living, you are interested in golf, you want flexibility in property type, size or price, and you want an established community with practical amenities and international schools nearby.

Get in touchThe overlap, and how to choose anyway
Despite their differences, the two areas have more in common than buyers expect: both are mature, internationally established, with a strong sense of community, within reach of Puerto Banús and a reasonable drive from Málaga Airport.
The core in one sentence: choose the Golden Mile if location, prestige and the sea are your main drivers; choose Nueva Andalucía if versatility, golf, family life and budget flexibility weigh more heavily. In practice, many buyers end up considering properties in both. The right property in a strong position often matters more than the area name alone.

Frequently asked questions
On average, yes: €6,842/m² against €6,023/m² (Idealista, May 2026). But the gap is smaller than often assumed, and the top locations in both areas sit close together. Nueva Andalucía has a much broader price range.
Nueva Andalucía is often the more practical choice, mainly because of its everyday infrastructure, residential character and proximity to international schools. The Golden Mile is also family-friendly but appeals more to buyers who put location and lifestyle ahead of practicality.
Asking rents are close (€21.2 vs €20.2/m²/month). Because asking prices in Nueva Andalucía are lower on average, yield can be more favourable there, but this depends entirely on the specific property, location, condition and licence situation. Always verify with a lawyer beforehand.
Supply is very limited and positioned at the top of the market. Most buyers here work with resale properties.
Yes. The Golf Valley is one of the best areas on the Costa del Sol for this, with courses such as Aloha, Las Brisas and Los Naranjos.
