Buying guide
Armani Residences Marbella brings Armani/Casa-designed homes to Marbella's Golden Mile, joining a wave of global luxury brands such as Dolce & Gabbana, Lamborghini, Karl Lagerfeld and Fendi, building branded residences on the Costa del Sol.
The development
Marbella's Golden Mile is becoming one of the most concentrated clusters of branded residences in Europe. Armani, Dolce & Gabbana, Lamborghini, Karl Lagerfeld, Fendi Casa, Missoni and Tom Ford are all attaching their names to new developments along the Costa del Sol, a clear signal that the world's most established luxury brands now consider Marbella a long-term market, not a seasonal one.
The announcement of Armani Residences Marbella, the first and only Giorgio Armani-designed residential development in Spain, is one of the clearest indicators yet of how quickly Marbella's luxury real estate market is maturing. Located on Avenida de las Piedras in Nagüeles, elevated above the Golden Mile, the project brings the Armani/Casa interior universe to a 50,000 m² site with thirty-three grand-format residences across nine buildings.
It is not an isolated launch. Over the past three years, an unusual number of global luxury brands, including fashion houses, automotive icons and design ateliers, have chosen the Costa del Sol as the stage for their branded residences. Together they are reshaping what "prime Marbella" looks like, who buys here, and at what price.
Inside the project
Armani Residences Marbella is a limited-edition development of 33 homes arranged across nine buildings in three rows, oriented north-south above Marbella's Golden Mile. The interiors are designed by Armani/Casa, the residential and design arm of the Giorgio Armani house. The development is a partnership between Sierra Blanca Estates and Playa Assets, a company led by businessman Abel Matutes and tennis player Rafael Nadal. Armani Residences Marbella is positioned in the ultra-prime segment of the Golden Mile, with pricing available on request.

The architectural language is deliberately quiet: contemporary lines, restrained massing, and a careful relationship with the surrounding landscape of Nagüeles, with La Concha and Sierra Blanca rising behind. The Armani/Casa philosophy, simple lines, perfect proportions, noble materials and bespoke finishes, is carried through every residence, from layouts to fabrics to lighting.
Quote from Giorgio Armani used by the development: "The home should be the most sincere reflection of the person who lives in it."

Rafael Nadal on the project: "This project has a very special meaning for me." He also highlighted the opportunity to collaborate again with Armani and to promote a development in Marbella focused on well-being, sporting values and the Mediterranean lifestyle.

Rafael Nadal's involvement, through Playa Assets, is more than a name on the cap table. As one of the most recognised Spanish sportsmen of his generation, he brings a globally credible lifestyle narrative built around wellness, sport and Mediterranean values, the exact positioning Armani Residences is leaning into. His profile also expands the project's reach into international circles, from sport and entertainment to family offices, that increasingly treat Marbella as a long-term base rather than a seasonal destination.

The Marbella Golden Mile has been Spain's most recognisable luxury address for more than fifty years. The stretch from Marbella town to Puerto Banús, anchored by Marbella Club, Puente Romano and the Nagüeles hillside above, combines mature infrastructure, the highest concentration of five-star hotels in Spain, and direct beachfront with the protected slopes of Sierra Blanca behind.
Nagüeles sits just above this strip, gaining elevation, sea views and the privacy of a residential neighbourhood while remaining minutes from the seafront. For a branded development of Armani's profile, the location offers the three variables that international ultra-prime buyers consistently prioritise: address recognition, security and view.

Armani is the latest, and one of the most prestigious, but it is part of a much broader pattern. The Costa del Sol, and Marbella in particular, has become one of the most active branded residences markets in Europe.
| Brand | Project / location | Area |
|---|---|---|
| Armani / Armani Casa | Armani Residences Marbella | Nagüeles, Golden Mile |
| Dolce & Gabbana | Dolce & Gabbana branded residences project | Marbella |
| Lamborghini (Tonino Lamborghini) | Tonino Lamborghini Residences | Benahavís / Marbella area |
| Karl Lagerfeld | Karl Lagerfeld Villas | Marbella |
| Fendi Casa | Fendi-interior branded residences | Marbella |
| Missoni | Missoni-branded residential project | Costa del Sol |
| Tom Ford / other fashion ateliers | Branded interiors in new gated developments | Marbella / Benahavís |
The pipeline continues to expand. Five years ago, branded residences on the Costa del Sol were the exception, a handful of hotel-branded projects, mostly tied to existing five-star operators. Today, fashion houses, car manufacturers and design brands are entering the market in parallel, and competing for the best plots in Marbella, Benahavís and Estepona.
A branded residence does not happen by accident. These projects involve years of negotiation, brand licensing, design control and a high bar on the developer's track record. When several of the world's most protective luxury houses choose the same market at the same time, it tells you something about how that market is read internationally.
Marbella has matured into a year-round international residential market rather than a seasonal resort, and that shift has changed the buyer profile. Northern European, North American, Middle Eastern and Latin American buyers increasingly want a recognised brand attached to a long-term home, not just a hotel suite, and they are willing to pay for the design control and curated lifestyle that comes with it.
At the same time, land on the Golden Mile, in Sierra Blanca, Nagüeles and La Zagaleta is genuinely scarce, which supports the price point branded residences require. The combination of restricted supply and a deepening international buyer pool is what makes the market readable to brands that would not have looked at the Costa del Sol a decade ago.
When Armani, Dolce & Gabbana, Lamborghini, Karl Lagerfeld and Fendi all decide to attach their names to projects in the same 20-kilometre stretch of coastline, that is a market signal, not a marketing one.
For buyers, the arrival of branded residences widens the choice at the very top of the Marbella and Benahavís markets, but it also redefines the benchmark. Standard high-end new builds are now measured against developments that ship with curated interior packages, branded amenities and a recognised name on the door.
For investors, branded residences typically command a meaningful price premium per square metre versus comparable unbranded projects in the same area. International studies consistently put the premium between 25% and 60% depending on brand, location and product type. On the Golden Mile and in Sierra Blanca, that premium reflects scarcity of land, design control and the international resale audience the brand attracts.
For owners of existing properties on the Golden Mile, in Nueva Andalucía or San Pedro de Alcántara, the entry of these brands is generally supportive: it raises the international profile of the area and confirms the long-term direction of the market.

Armani Residences is not just another new build on the Golden Mile. It is the first time Giorgio Armani has put his name on a residential project in Spain, and one of a very small number of Armani-designed residential developments globally. Together with the developer's track record and the rarity of the plot, that brand context is what makes this one of the more significant launches the Costa del Sol has seen in this cycle.
Whether you are tracking new developments in Marbella, considering a branded residence as a long-term home, or evaluating the wider implications for the Costa del Sol market, this is a project worth watching closely.
Armani Residences Marbella is located on Avenida de las Piedras in Nagüeles, elevated above Marbella's Golden Mile. It is approximately 6 minutes from Marbella's historic centre, 8 minutes from Puerto Banús and 45 minutes from Málaga airport by road.
The development consists of 33 residences arranged across 9 buildings in 3 rows, set on a 50,000 m² plot. Amenities include a dedicated reception and lobby, gardens, a spa and pools.
The development is delivered by Sierra Blanca Estates, a Marbella-based developer with a long track record on the Golden Mile and in Sierra Blanca, in collaboration with Armani/Casa, who is responsible for the residential interiors.
Yes. Armani Residences Marbella is the first and only Giorgio Armani-designed residential development in Spain to date, and one of a small number of Armani Casa residential projects worldwide.
Alongside Armani, brands including Dolce & Gabbana, Tonino Lamborghini, Karl Lagerfeld, Fendi Casa, Missoni and several other fashion and design houses have launched or announced branded residential projects in the Marbella area, confirming the Costa del Sol as one of the most active branded residences markets in Europe.
International studies consistently show that branded residences trade at a premium of roughly 25%–60% per square metre versus comparable unbranded properties, depending on the brand, location and quality of the developer. On Marbella's Golden Mile, where land is scarce and the international buyer pool is deep, that premium has historically held up well over time, but local advice on the specific project, plot and price level always matters.
