Living in Nueva Andalucía

Spread across ten square kilometres of gentle hills below La Concha, Nueva Andalucía is Marbella's largest residential district and its most lived-in. Three legendary courses, Las Brisas, Los Naranjos and Aloha, gave the valley its nickname, but what holds people here is the everyday rhythm: international schools, a Saturday market that has run for four decades, and a community that quietly mixes Scandinavians, Spaniards and Brits across more than 5,000 homes.

• The eastern side is the postcard, manicured villas and apartment blocks wrapped around the championship fairways, with the Golden Mile a few minutes east. The western side, around Aldea Blanca, La Campana and La Cerquilla, runs quieter, leafier, and slightly higher, with the same La Concha view but a fraction of the traffic. Most buyers end up choosing the valley before they choose the house.
• Apartments start around €450,000 and luxury penthouses comfortably pass €1.5M. Villas typically run €3M to €14M, with the average asking price now over €5,000 per square metre, up roughly 10% year on year, driven by limited supply and steady international demand. Plots still come to market in the €400,000,€3M range, which is unusual for an area this central.
• Families have their pick of international schools within ten minutes: Aloha College, Swans International and the British International School of Marbella all sit inside or just outside the valley. Healthcare runs from the Quirónsalud Marbella hospital on the Golden Mile to the Vithas Xanit clinic in San Pedro, both a short drive away. And golf, naturally, is the backbone of the area, with Las Brisas, Los Naranjos, Aloha, Magna Marbella and La Quinta all within the valley itself.
