Every property search in Marbella eventually arrives at the same question: what does my budget actually get me here? The honest answer is that it depends less on the number and more on the postcode. The €1 million line moves dramatically across town: the same budget buys roughly 220 m² at the accessible end of the east side and barely 145 m² around the Golden Mile, and the gap widens further within individual sub-zones.

This article walks the line across five areas, with the average price per square metre where published data exists, and a real home from our current portfolio in each area to make it concrete.

Golden Mile: the address costs the space

In the Nagüeles-Milla de Oro district, asking prices average €6,933/m² (Idealista, June 2026), so €1 million buys roughly 144 m²: in practice an apartment in one of the established communities, or a townhouse in the hillside zones behind the coast. That is exactly where our current example sits: a four-bedroom townhouse in Nagüeles at €995,000, 161 m², walking distance from one of the most expensive strips of coast in Spain. On the Golden Mile, €1 million buys the address; the frontline zones around Puente Romano sit well above €7,500/m² and are a different budget conversation entirely.

Nueva Andalucía: the family middle ground

The Golf Valley averages €6,048/m² (Idealista, June 2026), so €1 million translates to roughly 165 m², and noticeably more in the western valley around La Campana and Rodeo Alto, where entry prices sit well below the district average. In practice the budget covers exactly what most family buyers come for: a townhouse with a communal pool near the golf courses and schools. From our portfolio: a four-bedroom townhouse in Nueva Andalucía at €1,195,000 with 226 m². Below the million, the valley keeps offering: townhouses in communities such as Condes de Iza and Soleuropa currently list between €620,000 and €695,000.

San Pedro de Alcántara: where the villa begins

Cross into San Pedro and the same budget changes category. The district averages €4,750/m² (Idealista, June 2026), so €1 million translates to roughly 210 m², and it is where detached and semi-detached villas become realistic rather than aspirational. From our current San Pedro portfolio: a four-bedroom townhouse in Guadalvillas at €1,095,000 with 239 m², and a detached villa listing just under the million. For the same €1 million, that is roughly 210 m² in San Pedro against 144 m² on the Golden Mile, ten minutes' drive apart.

Marbella East: space among the pines

Idealista tracks Marbella East in two districts: Elviria-Cabopino at €4,557/m² and Las Chapas-El Rosario at €5,533/m² (June 2026). That puts €1 million at roughly 180 to 220 m² depending on the zone: townhouses and generous apartments in the established communities of Elviria, Costabella and El Rosario, among the pines and close to the widest beaches in Marbella. The step up to villas among the trees in Hacienda Las Chapas or beachside homes in Los Monteros starts noticeably higher.

Estepona and the New Golden Mile: the budget's best friend

West of San Pedro, the money simply goes further. The eastern Estepona districts that make up the New Golden Mile average €4,192 to €4,548/m² (Benamara-Atalaya and Selwo, Idealista, June 2026), which puts €1 million at roughly 220 to 240 m². Beachside communities here put penthouses within reach that would cost multiples in central Marbella; our three-bedroom penthouse at Menara Beach lists at €1,499,000 with 288 m², and townhouses in golf communities such as Atalaya start below €500,000. For buyers whose priorities are space, newness and beach access rather than the Marbella postcode, this stretch is where €1 million works hardest.

The perspective check

And then there is the other end of the scale. In La Zagaleta, Europe's most exclusive gated community, €1.3 million currently buys a two-bedroom apartment of 110 m². The same money that buys 239 m² of family townhouse in San Pedro. Neither is wrong; they are answers to completely different questions.
